Of the (8)  alternative locations one of the most suitable for the DHA housing development is the 123ha Defence Establishment Berrimah site. This site is owned by Defence and due to be sold as part of the Defence Estate Audit.

The site has similar ratings to Northcrest (located 2.5km away), refer Draft Report. The main differences being on natural heritage and cost effectiveness:

NATURAL HERITAGE – potential for ecologically sustainable development

Rating – Good

  • Much of the site has been previously cleared.
  • The site is not connected into a wildlife corridor and is separated from the nearby national park by a major (4 lane) road. It has low impact on Darwin’s remaining natural heritage.

Comment – Some of the better woodland on the site may be able to be included into a local park.

COST EFFECTIVENESS – optimising tax-payer infrastructure expenditure on capital and ongoing items while facilitating affordable dwelling supply.

Rating – Very Good

  • Site is owned by Defence with most of it suitable for housing.
  • The site is well located to main infrastructure and frequent public transport services.

Comment – Southwestern side of the site is low-lying and affected by the wet season.
